When Interest Rates Rise

People  buying homes right now in Wichita Kansas or anywhere  else in the country using FHA financing get an added and very important bonus. Their loans are assumable.

What that means is when it comes time to have a Realtor sell that house in the future the buyer can take over your loan with that super low interest rate you got. Of course he or she has to qaulify just like you did.

With interest rates as low as they are right now due to the poor economy that will be a great selling point later on when rates have risen. Some economists think when rates begin to rise they may go up quite a bit for real estate, and they could be right. All this free money being appropriated out of thin air is going to have to be paid back someday.

Imagine when everyone else is paying 6,7,8 or who knows how high they will go some lucky buyer can pick up your house with a 3.7 or 4.5 interest rate.  There will be bidding wars!

Just one more thing to consider as you teeter on the fence.

p.s.  VA loans are also assumable.

Too Warm For November, But We’ll Take It

It hardly seems like November out there with all this warm weather. I’m happy for it though, don’t get me wrong. Business in real estate has been booming. With that and all the volunteer work the garden at home has been somewhat neglected as of late.

Last week we took a day off, most of a day anyway, and finally got to the fall planting and transplanting that happens every year. In the Spring we’ll have some new Earthkind roses blooming. Among them Prairie Princess, Mutabilis and Winter Sunset.

Excited for that. Next year is the Dublin Bay that sold out at the Herb Day sale before we had a chance to get one.

This is also the season of half price sales at the nurseries. Yay! I picked up a couple very nice Japanese Barberries from Johnson’s last week. Gotta love those half price sales.

Sometime this month it’s time to get all the roses put to bed for the winter.

Everyone has a favorite way as we have ours. This month at the Wichita Rose Society (WRS) meeting we’ll have some of our most experienced Rosarians, of which I am NOT one, having an open discussion on how to go about winterizing your plants.

Lisel and I listened and learned the last couple years. Following the great advice we received from WRS we did not lose a single rose. On the contrary they all came to life and thrived in the Spring.

Title Insurance

Title insurance in Wichita Kansas and the United States is indemnity insurance against financial loss from defects in property title and liens. Title insurance is principally a product developed and sold in the United States as a result of the comparative deficiency of the US land records laws. It insures the real estate you are buying is actually owned free and clear by the seller.

Title insurance will defend against a lawsuit attacking the title as it is insured, or reimburse the insured for the actual monetary loss incurred, up to the dollar amount of insurance provided by the policy.

The first title insurance company, the Law Property Assurance and trust Society, was formed in Pennsylvania in 1853.

The vast majority of title insurance policies are written on homes and land within the U.S. Typically the real property interest insure are fee simple ownership or a mortgage.

However, title insurance can be purchased to insure any interest in real property, including an easement, lease or life estate.  Just as lenders require fire insurance and other types of insurance coverage to protect their interest in the collateral of loans secured by real estate.  Some mortgage lenders, especially non- institutional lenders, may not require title insurance, but it’s always a good idea to have it, even on cash deals.

Fall-My Favorite Time Of Year

It seems it’s time to start pulling down the sweaters and taking jackets out of closets here in Wichita Kansas.  October is here in all its glorious splendor.

Yes, fall is my favorite time of year and it has arrived! Spring is nice with new beginnings, warmer weather and all but there’s something about fall. The crisp fall air seems so clean after a really hot and stagnant summer. It’s safe to venture out of our homes again without the fear of being scorched.

October is often the month of Indian summer days and crisp fall evenings. Days get shorter and the garden produces its last burst of color before the first frosts. It´s a big gardening month for most of the country before hunkering down for the winter.

Our rose blooms so far this fall have been nothing short of spectacular. The rest of the garden is coming back to life too. Of course soon it will be time to start thinking about putting the garden beds and roses to bed for the winter. The experts at the Wichita Rose Society are on hand to give advice about how to best go about this. One can also visit our website at http://www.wichitarosesociety.org/ for information.

The Central District Rose Show that WRS hosted this year was a great success thanks to Pat Horbelt and all the others who helped out. Not only did we have a great show and convention but we made a great impression on our club. Again, thanks to everyone for your support.

First Time Home Buyers Assistance In Kansas

There is a program for first time home buyers in Kansas.  It’s called The first time homes buyers program or FTHB. Not as well know as the first time home buyer tax credit of recent history it’s still a powerful and helpful tool.

One of the biggest obstacles to homeownership for first time buyers is lack of cash. This incentive solves that problem but first one must qualify with a participating lender. Once qualified a new buyer has plenty of help for a first real estate purchase.

To qualify the buyer or buyers must have incomes at or below 80 percent of the median for their area. The loan can be from 15-20 percent of the purchase price of the home depending on the applicants income level.

The first time home buyer is expected to come up with  $500 or 2 percent of the purchase price, which ever is greater.

Some other conditions are that the home being sought is $150,000 or less, cannot be in a flood zone, must be occupied by the qualified buyer and , this is tough one, cannot be within the City limits of Wichita, Topeka, Kansas City, Lawrence or Johnson County.

Is Buying A Fixer Upper Really Saving Money?

Looking for and buying a fixer upper to save money when buying a home in Wichita Kansas can sometimes be a costly affair. Yes, one can save a ton of money or get oneself into a financial fix.

With a little research, numbers crunching and education your  real estate purchase can indeed be profitable. Ask questions and follow these few steps to decide if a fixer upper is for you.

Decide what you can do yourself, and be honest.  It’s not as easy as they make it look on TV.

  • Sure, simple projects like painting and  some floor coverings may be doable. Others like electrical wiring should be done by professionals.
  • Do you have the time. Starting a project and not having the time to finish can be frustrating and living in a work zone for extended periods of time is stressful.

Price the cost of materials and labor for repairs before you commit.

  • Get written bids from contractors.
  • Price supplies for do it yourself projects.
  • Add at least 10% for unforeseen expenses.

Check what you need permits for and how much they cost.

If the house has structure issues hire a certified engineer to determine the extent of damage before committing.

  • Again, get binding written estimates
  • Make sure the problem is “fixable”.
  • The price of the home should be deeply discounted.

Check the cost of financing.

  • Consider the price of the home, closing costs and repairs.
  • Consider FHA 203k program when borrowing for repairs.

Be sure to include the price of inspections from professionals in

your budget.

Following these few words of wisdom your “fixer upper” project can be both fun and profitable.

Tax Advantages to Homeownership

There are distinct tax advantages to owning a home in Wichita Kansas or anywhere else. These, combined with the pride of ownership and having a great investment, are just a few of the reasons people want to buy and sell  real estate.

Congress allows a homeowner to deduct the qualified interest and property taxes from their income on a first and second home. In most cases, this will far exceed the standard deduction and provide the homeowner with significant tax savings.

The second major tax advantage to home ownership is that the owner can avoid paying capital gains tax when selling their principal residence. A single person is able to make up to $250,000 profit without paying a gains tax, while a married couple can earn $500,000 without paying any taxes. You must have lived in the property at least two out of the last five years to qualify.

And you can take that to the bank!

Repairing Windows to Save Money

At home in Wichita Kansas the extreme weather conditions and fluctuations can play havoc on our real estate.

Replacing windows in your home is sometimes a necessity.  Most of the time they can simply be repaired to save energy, money on utility bills and thousands in replacement costs.

Of course window manufacturers will tell you there is only one option, but we know better!

With age and abuse (abuse caused by non-maintenance mostly) windows will start to become “worn”.  The sashes become cracked and peeling, the glass rattling in the wind or condensation has begun to appear in between panels on vinyl insulated windows.

When maintained properly wood windows can last forever, or at least seemingly so.  When not they tend to quickly degrade.  Repair neglected sometimes rotting wood windows with a penetrating liquid epoxy and paint. Strip off old glazing that holds in the glass and replace. This doesn’t require a degree and anyone can do it.

Old double hung windows with counter weights for assisting in raising sashes are often broken. New replacement lifting products can be installed and the  cavities inside the walls from the old mechanisms can be filled with foam to prevent heat loss.

Replace latches, hinges and locks.

Non wood windows such as aluminum or vinyl just need caulk. Seal around the windows periodically and replace the gaskets that hold the glass in when needed. Loose aluminum sashes can be fixed by tightening the screws at the corners.

Most of these repairs can be completed in a day or two. The savings in energy costs are well worth the minimal effort involved and saving energy is good for the environment!  Supplies such as caulk, glazing, weather-stripping, foam and gaskets can be picked up down the block at the corner hardware store.

So turn off the game, get off the couch and make yourself useful.

Furnace Filters

With the fall season here and winter approaching it’s a good time to check your HVAC.

One way to take care of your real estate investment and your health is by maintaining the HVAC equipment. That means having it serviced regularly and changing filters.

The quality of the air we breath influences our general health and well-being.   Dust and other airborne particles can cause a variety of ailments ranging from simple allergic reactions to more complicated respiratory diseases. Maintaining clean furnace filters in your home will help to increase the purity of the air you breath and reduce the likelihood of suffering a medical condition.

Furnace filters should be changed once a month during the cold seasons and at least once during the rest of the year. In Wichita Kansas that means once a month from about October through April.

The use of a clean furnace filter will help your furnace to run more efficiently, decreasing energy bills and reducing the frequency of maintenance and repair needs. Please remember to turn the furnace power off before changing the filter.
